*AIR CONDITIONING SYSTEM TUNE UP

  1. Test thermostat operation and discuss programming options with client.
  2. Clean and treat drain pan.
  3. Verify proper drain line flow and clean out as necessary.
  4. Check all system safeties, fan limit controls and switches, including auxiliary drain pan shut-off switch, for proper operation.
  5. Check all wiring for loose connections and tighten as necessary.
  6. Test electrical relays.
  7. Check, record, and analyze condenser fan motor amps.
  8. Test compressor starter components.
  9. Check, record, and analyze compressor amp draw.
  10. Check and record refrigerant pressures.
  11. Check air temperature difference between supply and return and record.
  12. Check reversing valve operation.
  13. Visually inspect refrigerant tubing and coils for leaks.
  14. Clean outdoor unit, including the removal of debris from the inside cabinet.
  15. Replace air filter(s) as necessary (customer supplied).
  16. Clean condenser coil.

*HEATING SYSTEM TUNE UP

  1. Test thermostat operation and discuss programming options with client.
  2. Test pilot ignition system, gas valve and automatic controls, as required.
  3. Inspect and clean burners as needed.
  4. Check all systems safeties, fan limit controls and switches, including auxiliary drain pan shut-off switch, for proper operation.
  5. Check all wiring connections and tighten as necessary.
  6. Clean blower motor compartment as needed.
  7. Check, record, and analyze indoor blower motor amp draw.
  8. Visually inspect heat exchanger for cracks and corrosion, and report as necessary.
  9. Inspect and clean furnace condensate drain line, and verify proper water flow.
  10. Inspect furnace clue pipe for clearance and leaks.
  11. Inspect ductwork visually for signs of air leakage or restrictions.
  12. Check air temperature difference between supply and return, and record.
  13. Conduct carbon monoxide test.
  14. Replace air filter(s) if necessary (customer supplied).
  15. Verify amperage on condenser fan motor and compressor.
  16. Check refrigerant pressures and record.
  17. Check operation of defrost cycle and reversing valve.
  18. Inspect emergency heat for proper operation (heat pump).
  19. Check and report condition of evaporator coil.
